2023/24 Kenya Housing Survey

Kenya National Bureau of Statistics, together with the State Department for Housing and Urban Development, are conducting the 2023/24 Kenya Housing Survey. This is the second survey of its kind, with the first undertaken in 2011/12.

The main objective of the survey is to provide up-to-date comprehensive data to better inform the Housing and Real Estate sector. In so doing, Kenya’s real estate and housing inventory will be updated. This will be realized in the twelve thematic areas of the survey:

  • Household size and composition
  • Dwelling units’ characteristics
  • Environmental indicators
  • Household expenditure
  • Infrastructure accessed by households
  • Housing regulations
  • Land ownership and tenure
  • Housing affordability
  • Occupancy rates
  • Housing financing
  • Real estate
  • Building professionals’ insights

The survey’s significance is tied to Article 43 (1) (b) of the Constitution, which describes access to housing as a fundamental human right. It further espouses that every person has a right to accessible and adequate housing, and to reasonable standards of sanitation. Data from the survey will provide data to inform policy formulation towards upholding this constitutional requirement.

In addition, findings from the survey will be used to monitor achievements at the national, regional and global stage, to which Kenya has committed, such as Vision 2030, African Union (AU) Agenda 2063, Sustainable Development Goals (SDGs), and the Bottom-up Economic Transformation Agenda (BETA).

Data will be collected nationally between March and May, 2024 from sampled households and institutions. A Household Questionnaire and an Institutional Questionnaire will be administered by Research Assistants by way of Computer Assisted Personal Interviews (CAPI).

KNBS calls on all sampled households and institutions to cooperate with the survey personnel by providing accurate data. As outlined in the Statistics Act, 2006, data provided will be treated in confidence and used for statistical purposes only.

The final report is expected to be released in July 2024.
